$271KResident services - hip's cores-certified resident services program ensures that our apartment communities are more than bricks and mortar that they are also "home and an integral part of the larger neighborhood. Our goal is to improve the quality of life and self-sufficiency of at-risk and low income community residents and to help them sustain housing they can afford. Hip's resident services programs are organized into four areas: (1) housing and family stability, (2) health, wellness, and nutrition, (3) education, job skills, and computer training, and (4) community and civic engagement. Hip's resident service coordinators are available in-person and remotely as needed, to promote economic self-sufficiency and foster civic participation by providing a wide range of program services and benefits, including events and social activities, technology training, emergency assistance, consultation and referral assistance, financial literacy education, and job referrals and resume writing assistance.

$308KHomeowner rehabilitation - since 2014, hip has partnered with the prince george's county department of housing and community development (dhcd) and redevelopment authority of prince george's to manage the homeowner rehabilitation assistance program (hrap) in which the county provides zero interest deferred loans to low-income homeowners to undertake necessary safety, accessibility and energy-efficient updates to aging homes. Hip pre-qualifies applicants for loans, engages consultants to prepare renovation scopes of work, bids out the work to qualified general contractors and supervises the work. All program participants meet with one of hip's hudcertified housing counselors for a financial coaching session reviewing their budget and credit as well as participate in hip's home maintenance workshop.
Program 3
$5.0MSingle-family development - hip purchases and renovates vacant and dilapidated single-family homes in older neighborhoods (the hip homes). These hip homes are sold to qualified low- and moderate income first-time homebuyers. In some circumstances, houses are torn down and replaced with new homes. Rehabilitated hip homes typically require extensive work and are substantially renovated when completed. In an average rehab, hip will replace all major systems (roof, gutters, furnace, central air, hot water heater) and the electrical system. In addition, hip replaces the kitchen and bathroom(s), installs all new appliances (garbage disposal, dishwasher, refrigerator, stove, washer and dryer), and replaces all electrical fixtures and flooring. As a green developer, hip places special emphasis on electrification, energy and water efficiency as well as the use of sustainable, healthy materials. Hip's signature feature is the addition of a front porch with brightly colored front and rear door.multi-family development - hip develops high-quality, green, affordable multifamily rental apartment communities that serve low- and moderate-income residents. In some cases, hip enters into a partnership with other mission-driven for-profit or nonprofit developers to co develop rental housing in maryland. Hip has played a role in the development of nine apartment communities with over 600 units of affordable rental housing across maryland, including prince george's, anne arundel, and cecil counties.
