Housing (public support): clarifi's housing counseling program helps families find, secure, and maintain safe housing. These services spanthe entirety of the housing spectrum, including foreclosure and eviction prevention, tenancy preparation, and pre-purchasecounseling. Clarifi's hud-certified housing counselors utilize a case-management model to help their clients achieve their housinggoals. During initial appointments, counselors work with their clients to complete an income/expense analysis, identify housinggoals, and develop a written action plan for achieving said goals. Counselors also follow up with clients at 30, 60, and 90 days post-appointment to check in on progress, record outcomes, connect the client with additional resources, and schedule furtherappointments. Rental counseling services include eviction prevention through landlord/tenant mediation, leasing education, landlord advocacy (based in safe, warm, dry standards), and leasing preparation (saving for deposits, credit counseling, etc.)foreclosure prevention services include mortgage delinquency negotiation, foreclosure conciliation, emergency assistanceapplications, and court-based advocacy in philadelphia, montgomery and delaware counties, new jersey, and delaware. Pre-purchaseservices include purchase planning and education, purchase guidance, and homebuyer grant application assistance. In 2024, clarifiprovided 1,168 housing counseling sessions to 1,051 unique clients. Of our housing clients, 31 purchased a home, 84 prevented aneviction, and 156 reported avoiding foreclosure or were in their homes working toward a solution as of 12/31/24.

Expenses: $1.2M

Home repair (public support): clarifi's home repair program helps philadelphia homeowners access low-interest home equity loans to invest in their properties through the restore, repair, renew home preservation program. As the program's administrator, clarifi connects philadelphia homeowners to these loans so they can fund home repairs focusing on health, safety, weatherization, accessibility and modernization. Lenders participating in the program offer a 10-year, fixed-rate, 3% interest home equity term loan ranging from $2,500 to $50,000 for eligible homeowners. Additionally, clarifi's counselors maintain a large referral network and often connect their clients to additional resources, such as legal help for tangled title issues, relief funds for tax, utility or mortgage delinquency, and food and clothing assistance. In 2024, clarifi helped 182 homeowners secure $6.92 million in home equity loans to make essential repairs to their primary residence.

Expenses: $942K

Client grants (public support): clarifi's client grants program empowers families to achieve a range of positive outcomes that financial empowerment and housing counseling alone cannot, including resolving a crisis and securing a foundation for building wealth. Clarifi supports the advancement of financial justice by directing resources towards the communities we serve, helping them overcome an acute crisis, support economic mobility, and build sustainable wealth, often in the form of home ownership. In 2024, clarifi distributed client grants to 682 individuals totaling $1,371,656.78.
