Counseling & lendingobjectives: neighborworks green bay is a hud-certified housing counseling agency and adopter of the national industry standards for homebuyer education and counseling. We provide comprehensive pre- and post-purchase education and counseling, foreclosure mitigation counseling, home equity conversion mortgage (hecm) counseling, and financial capabilities training and counseling. We assist homebuyers by providing no-interest, deferred payment second mortgage loans.achievements: in 2024, we served 613 clients with education and counseling services. 319 prospective buyers completed our homebuyer education classes at either one of our 18 in-person english or spanish classes or online. 153 clients purchased homes with our help. 68 clients received post-purchase counseling (foreclosure mitigation and reverse mortgage). Also, we administer a home improvement loan program in the city of green bay to complete needed repairs for low-income homeowners and we funded 8 of these loans facilitating $243,715 in home repairs. In total, we facilitated $41,007,812 of community investment through our client's purchase and repair of their homes.volunteers: twelve volunteers form a counseling and lending committee that examines this line of business and develops plans and policies. In 2024, these volunteers (drawn from among neighborhood residents and local business people) provided approximately 91 hours of service.

Real estate development:objectives: neighborworks green bay acquires and renovates or builds homes for owner-occupancy in green bay. We renovate and build new single family and multifamily dwellings to reinvigorate neighborhoods and stimulate additional investment in those neighborhoods. We lower overall neighborhood density, eliminate blight, and increase economic diversity. Our projects counter decades of disinvestment and extend the lives of structurally sound homes. Our work lowers energy consumption and maintenance costs for residents. Achievements: neighborworks green bay sold two homes in 2024 and started construction on ten new homes and a expansion of a commercial rental building. A single-family home was constructed and sold to owner occupants using funding from the adopt-a-home program at 1162 day street and another single-family home was constructed and sold to a low-income family (below 80%ami) using home funds at 1164 day street. In 2024, the organization began construction of a single family home, a two-unit townhome project, a seven-unit townhome project, and a $959,000 expansion of a commercial rental building using a mixture of their own funds and donor funds. All in progress projects are expected to be completed in 2025 and the ten units will be sold to owner-occupants. Construction of the single-family home will be completed in part by high school students participating in the bridges program, which is a program run by green bay area public schools where students participate in all aspects of constructing a new home, learn skills for trades and earn credit for education in trades beyond high school. In 2024, in partnership with a ten-county consortium, we continued to provide housing quality inspections, home repair scope writing, construction project oversight, and lead testing for an owner-occupied home rehabilitation program administered by brown county. The program invested $1,110,577 in home repair loans for qualified homeowners in 2024.

Community building and engagement:objectives: neighborworks works to develop and enhance new and existing neighborhood associations throughout northeastern wisconsin through the neighborhood partners program by engaging neighborhood leaders to foster social revitalization in neighborhoods. Activities also include collaborating with and providing administrative services to green bay neighborhood leadership council, leading community events and volunteer drivien activities such as good neighbor week, and collaborating with other nonprofit entities on resident leadership, beautification projects and local housing needs.achievements: neighborworks green bay coordinated neighborworks week and good neighbor week in 2024 which completed home repair and maintenance tasks for elderly, disabled or low-income homeowners. Volunteers contributed 698 volunteer hours to this effort and 20 properties (35 units) were repaired or renovated in 2024. Our neighborhood support team supported northeast wisconsin neighborhood associations throughout 2024 with the following successes: several front porch music festivals were held in appleton and menasha neighborhoods, 52 mini-grants were awarded to resident led neighborhood associations for various community projects, courses were run by several associations to educate older adults on the use of communications technologies to help with social interaction and support, and much more. In total 37 neighborhood associations and 7 community-wide programs were supported in four counties throughout green bay and the fox valley region.volunteers: nine volunteers form the newly created events and culture committee that supports the planning and administration of the organization's many public and or volunteer events. In 2024, these volunteers (drawn from among neighborhood residents and local business people) provided approximately 91 hours of service.
