Communication and members services: the association provided extensive compliance guidance regarding the management and ownership of residential rental property, including: california specific "standard operational forms" (160), the "california managing rental housing reference book", an array of compliance papers (250), newsletters, publications, brochures, signs and other reference material to assist the members in the management of their properties. The association provides a comprehensive website that is a portal to a vast library of association information. The caa website had approximately 1,200,000 visits to its compliance page in 2024.

Advocacy program: the association is responsible for monitoring and representing the rental housing industry before the state legislature, state regulatory bodies, the courts and numerous city governments within the state of california. The association also provides a comprehensive brochure in english and spanish "renting: a user's manual" that is disseminated by the association to various elected officials' offices, and assists both owners and residents to understand their rights and responsibilities.
